Front Yard setbacks are --- 20 ft. minimun and 25 ft. maximum

Side Yard setbacks are 5 ft., side corner lots are 15 ft., and rear setbacks are 30 ft.

All setbacks are to the overhang(s) of the home, not the foundation per the City of River Falls requirements. Decks are included in these setback lines per City of River Falls ordinance.

Builders will be responsible for the following fees due at building permit as required by the City of River Falls.

  • $2,580.00 Sewer

  • $2,275.00 Water

  • $230.80 Park

  • $138.40 Fire

  • $140.84 Library

  • $5,365.04 TOTAL due at Building Permit

Minimum two (2) car attached garage required
Single Floor or Rambler Style Home - Must have a minimum of 1,100 square feet of living area on the main floor.
Two-Story Home - Must have a minimum of 1,400 square feet of finished living area above grade. Decks are specifically excluded from total square footage.
Modified Two-Story - Must have a main floor footprint minimum at or above 1,000 square feet and a total of 1,300 square feet above grade.
Split-entry Style Home- Must have a minimum of 1,000 square feet of finished living space on the upper level.
Other Style Homes - Must receive specific case-by-case written approval.

All structures constructed or placed on the property shall be completely finished on the exterior, thereof, within nine (9) months after commencement of construction.

Exterior Materials

Front Exterior -All homes shall have brick, stone, or stucco on some portion of their street facade. 6" trim boards and columns, detailed window and door trim and creative roof designs are all suggested as architectural elements of each home.

Side and Rear Exterior - May be maintenance-free siding materials

Roofing Requirements

All homes must have laminated shingles, giving a textured, shake appearance. Light shades of asphalt shingles such as off-white or silver are prohibited.

The roof lines for all homes shall be as follows:

Twin-Homes: Lots 1 - 12, Block 2: must have a minimum 6/12 pitch (excluding porch areas).Small lot Single Family: Lots 1 - 6, Block 3: must have a minimum 7/12 pitch (excluding porch areas).Large lot Single Family: Lots 1 - 6, Block 4: must have a minimum 7/12 pitch (excluding porch areas).

Fencing Requirements

Vinyl coated chain link and wood and/or picket type fences are allowed.

Trees

The City of River Falls requires boulevard trees to be planted every 40' but this distance will vary based upon the exact location of the driveways. These trees will be planted by Arcon but will be scheduled by the builder with a pre-selected landscaper.

Sod

The builder will be responsible to sod the lot in its entirety, including adjacent boulevard areas, within two (2) months of occupancy, weather permitting.

All Home Plans Must Be Approved by the Architectural Review Committee.
