Covenant Synopsis

NOTE:
This is a condensed overview of some of the provisions in the recorded covenant documents and shall

be for information purposes only.

 

Front Yard setbacks are --- 20 ft. minimun and 25 ft. maximum

Side Yard setbacks are 5 ft., side corner lots are 15 ft., and rear setbacks are 30 ft.

All setbacks are to the overhang(s) of the home, not the foundation per the City of River Falls requirements. Decks are included in these setback lines per City of River Falls ordinance.

Builders will be responsible for the following fees due at building permit as required by the City of River Falls.

  • $2,580.00 Sewer

  • $2,275.00 Water

  • $230.80 Park

  • $138.40 Fire

  • $140.84 Library

  • $5,365.04 TOTAL due at Building Permit

Home Size Requirements

  • Minimum two (2) car attached garage required
  • Single Floor or Rambler Style Home - Must have a minimum of 1,300 square feet of living area on the main floor
  • Two-Story Home - Must have a minimum of 1,800 square feet of finished living area
  • Modified Two-Story - Must have a minimum of 1,200 square feet on two levels above grade and 1,800 square feet of total living area excluding basement.
  • Split Entry Style Home - Must have miniumum of 1,400 square feet of finished living area on the upper level..
  • Multi Level Style Home - Must have miniumum of 1,400 square feet of finished living area above grade.

Exterior of all structures constructed or placed on the property shall be completely finished within nine (9) months after commencement of construction.

Exterior Materials

  • Front Exterior - Must incorporate materials such as cedar, redwood, brick, stone or stucco. High-grade hardboard, masonite, or 'hardi-plank' style siding may be considered for the front exterior if used in combination with the above named materials.
  • Side and Rear Exterior - May be high-grade maintenance-free siding materials (all vinyl must be a minimum .044 inch thickness).

Roofing Requirements

  • All homes must have either cedar shake shingles or, as a minimum, shingles equal to "Horizon Shangle" brand asphalt shingles which provides a "cedar shake" appearance.

    The roof lines for all homes must have a minimum 7/12 pitch (excluding porch areas).


Fencing Requirements

  • There shall be no galvanized chain link or wire type fencing allowed except for a kennel that is screened with a wood fence, unless approved by the Architectural Control Committee. Vinyl coated chain link fence may be considered by the Architecture Control Committee with specific design and location conditions

Trees

  • The builder will be responsible for two boulevard trees (2 1/2 B & B) per lot between the sidewalk and curb. These trees will be planted by Arcon Development but will be scheduled by the builder with a pre-selected landscaper.

Sod

  • The builder will be responsible to sod the lot in its entirety within two (2) months of occupancy, weather permitting.


All Home Plans Must Be Approved by the Architectural Review Committee.
