Shannon Oaks is locate in prestigious northeast Rochester, approximately ¾ mile east of the intersection of C.S.A.H. #22 and Viola Road NE, just southeast of Century High School and directly east of Century Hills. In addition to its proximity to Century High School, a new school site and city park are planned adjacent to Shannon Oaks. Natural areas will be preserved within Shannon Oaks, complementing the country-like setting. Architectural controls are in place in Shannon Oaks to maintain the value of your new home and the development. Two boulevard trees (2 ½ " diameter) will be required to be planted on the boulevard of each lot. In addition to this, Arcon Development, Inc. will install common mailboxes within the subdivision to maintain uniformity throughout Shannon Oaks. Lot and home packages will start around $300,000.00 in Shannon Oaks. A Homeowners Association is in place in Shannon Oaks to maintain the entrance monument and common areas.

Covenant Synopsis

NOTE: This is a condensed overview of some of the provisions in the recorded covenant documents

and shall be for information purposes only.

Home Size Requirements

  • Minimum two (2) car attached garage required
  • Single Floor or Rambler Style Home - Must have a minimum of 1,700 square feet of living area on the main floor.
  • Two-Story Home - Must have a minimum of 1,200 square feet on the main floor and 2,200 square feet of finished living area above grade.
  • Modified Split - Level Style Home - Must have a main floor footprint minimum at or above 1,500 square feet on two levels above grade and a total of 2,300 square feet of total living area excluding basement.
  • Other Style Homes - Must receive specific case-by-case written approval.

All structures constructed or placed on the property shall be completely finished on the exterior, thereof, within nine (9) months after commencement of construction.

Exterior Materials

  • Front Exterior - Must incorporate materials such as cedar, redwood, brick, stone, or stucco. High-grade hardboard, masonite, or "hardi-plank" style siding may be considered for the front exterior if used in combination with the above named materials. No vinyl, aluminum , or steel siding is allowed on the front exterior except for soffit and facia, unless specifically approved by the Architectural Control Committee.
  • Side and Rear Exterior - May be high-grade maintenance-free siding materials (all vinyl must be a minimum of .044 inches)

Roofing Requirements

  • Shingles - a laminated shingle, or equal, shall be used on all structures, giving a textured appearance.
  • The roof lines for all homes must have a minimum 8/12 pitch (excluding porch areas) or be approved by the Architecture Control Committee.

Trees

  • Two trees (minimum 2 1/2 inch diameter) are required to be planted on the boulevard of each lot by the buyer.

Fences

  • There shall be no galvanized chain link or wire type fencing allowed except for a kennel that is screened with a wood fence, unless approved by the Architectural Control Committee. Vinyl coated chain link fence may be considered by the Architecture Control Committee with specific design and location conditions

  • Lot and house packages will start aroung $300,000.00 in Shannon Oaks.
